A commercial boiler plant needs to be planned carefully and laid out precisely. Inside the Boiler Plant Room

Often simply referred to as “the boiler room”, the boiler plant room can be as simple as a single gas or electric boiler and some pipework or as complex as the control panel of an aircraft. The boiler room is the nerve centre of any commercial enterprise and controls the smooth running of numerous electrical circuits powering everything from a light bulb to a complete outdoor heating system. This could include some or all of the following:

• Air conditioning and thermostats
• Ventilation, air ducts and filters
• Refrigeration units
• Water heaters, pumps and storage tanks
• Sprinkler systems
• Electrical outlets and wiring
• Gas network
• Elevator controls and machinery

Depending on the nature of the business, a boiler room may also need to house specialised equipment and controls for industry-specific items such as complicated plumbing systems for bars and pubs or the precise controls needed for clean rooms in pharmaceutical companies.

One Size Does NOT Fit All

There is no such thing as a standard boiler plant installation. Every commercial enterprise will have different requirements which is something that we at No 1 PHD are very well aware of. A small high street shop may only require the a simple system while a large hotel will need a much more complex method of controlling all the electrical, gas and water powered equipment. A small room will suffice for one while it might require several rooms, or a whole floor, to house the controls for the other. Big, small, simple or complex: No 1 PHD will evaluate the situation before installing the most suitable and efficient plant room.

Safety First

Before the first piece of equipment is bolted into place or the first pipe installed there are a multitude of considerations that must be taken on board when designing the ideal boiler plant room. Employee and visitor health and safety is of prime importance as well as being a legal requirement. Some of the items on the No 1 PHD checklist are:

• Proper ventilation
• Flooring materials must meet legal slip-resistance requirements
• Sound dampening measures may be required to keep the decibel level below the legal limit
• Safety equipment and fire extinguishers must be easily accessible
• Emergency exit routes must be easy to follow and navigate

A commercial boiler room packed with electrical equipment has the potential to be a fire hazard and a dangerous place to work if not planned correctly and laid out in a clear and safe manner. Difficulty of access, overcrowding and limited room for expansion are among the most common failings and shortcomings in boiler rooms and failure to make allowances for these will only result in an overcrowded plant room that is impossible to maintain properly, cannot be extended and is unsafe to work in.
